Real Estate Business Manager
Strategic Business Development and Commercial Leadership
Develop and implement innovative strategies to grow our rental property portfolio and increase market share in Accra's competitive real estate market.
Identify new business opportunities, including property acquisitions and development projects, to enhance our position in the local real estate landscape.
Conduct comprehensive market analysis and feasibility studies to inform decision-making and strategic planning.
Set and achieve ambitious financial targets for the entire portfolio, balancing short-term profitability with long-term value creation.
Develop and maintain relationships with key stakeholders, including investors, partners, and local authorities.
Rental Property Management Excellence
Oversee all aspects of rental property management for multiple properties across Accra, ensuring consistently high occupancy rates (target: 95% per month) and tenant satisfaction.
Implement cutting-edge property management technologies and practices to streamline operations and enhance tenant experience across all properties.
Develop and execute targeted marketing strategies for different property types to attract high-quality tenants and minimise vacancy periods.
Establish and maintain robust tenant screening processes and lease management systems.
Ensure compliance with all relevant local and national regulations governing rental properties in Ghana.
Operational Leadership and Maintenance Management
Direct the day-to-day operations of all rental properties, ensuring smooth functioning and high standards of service delivery.
Develop and implement preventive maintenance programmes to preserve and enhance property values.
Oversee capital improvement projects, including renovations and major repairs, to maintain the competitiveness of our properties in the Accra market.
Manage relationships with contractors, service providers, and suppliers to ensure quality, cost-effectiveness, and timely delivery of services.
Implement sustainability initiatives to improve the environmental performance of our properties.
Financial Performance and Optimisation
Manage budgets, financial forecasting, and reporting for the entire rental property portfolio.
Analyse financial data to identify areas for cost reduction and revenue enhancement across all properties.
Develop early career pricing strategies to maximise rental income while maintaining competitiveness in different Accra neighbourhoods.
Oversee rent collection processes and manage arrears to maintain healthy cash flow.
Prepare detailed financial reports and presentations for senior management and stakeholders
Team Leadership and Development
Build, lead, and mentor a high-performing team of property management professionals across multiple locations in Accra.
Foster a culture of innovation, customer service excellence, and continuous improvement throughout the organisation.
Implement performance management systems to drive team productivity and achievement of KPIs.
Ensure adequate training and development opportunities for all team members to enhance their skills and knowledge of the local real estate market.
Risk Management and Compliance
Develop and implement comprehensive risk management strategies for the entire property portfolio.
Ensure full compliance with all relevant laws, regulations, and industry standards in Ghana's real estate sector.
Oversee property insurance programmes and manage claims processes when necessary.
Implement robust security measures across all properties to ensure the safety of tenants and assets.
Real Estate Business Manager
Has a proven track record of success in real estate management, particularly in the rental property sector in Ghana or similar markets.
Demonstrates an entrepreneurial mindset with a focus on innovation, growth, and adaptability to local market conditions.
Possesses in-depth knowledge of the Accra real estate market, including trends, regulations, and best practices.
Excels at financial analysis and strategic decision-making in a complex, multi-property environment.
Has strong leadership skills and the ability to inspire and motivate diverse teams across multiple locations.
Is customer-focused with excellent interpersonal and negotiation skills, particularly in a Ghanaian business context.
Shows a commitment to ethical business practices and corporate social responsibility.
Bachelor's degree in Real Estate, Business Administration, or a related field; MBA or relevant master's degree highly preferred.
10+ years of experience in real estate management, with at least 5 years focusing on rental properties in Ghana or similar African markets.
Strong financial acumen and experience in budgeting, forecasting, and financial analysis for large property portfolios.
Proven track record of implementing successful strategies to increase occupancy rates and rental income in competitive markets.
Excellent analytical, problem-solving, and decision-making skills, with the ability to handle complex property management challenges.
Proficiency in real estate management software, data analysis tools, and financial modelling.
Fluency in English; knowledge of local Ghanaian languages is a significant advantage.
Relevant professional certifications in real estate or property management are desirable.
